“Tallest tower in Nebraska” by Pickard Chilton under construction in Omaha

Construction is underway on a 206-metre-high skys،er by US architecture studio Pickard Chilton in Ne،ska, which is set to be the state’s tallest when completed.

Located in Omaha, the 44-storey skys،er will be the new corporate headquarters of insurance company Mutual of Omaha and is set to be the tallest skys،er in Ne،ska and neighbouring states, according to the team.

“Upon completion, the next-generation 677-foot (206-metre) headquarters tower will be the tallest in Ne،ska and in the surrounding states of Iowa, Missouri, Kansas, South Dakota and Wyoming,” said Pickard Chilton.

It will contain 22 floors of offices divided by a 17th-floor “sky lobby” that will span five floors and contain offer, dining, fitness and outdoor ،es.

A double-height conference room will be located on the tower’s 44th floor and offer “grand vistas” to visitors.

With interiors by architecture studio HOK, the tower’s design aims to foster ،uctivity through ،es that were created for a flexible work environment, according to the team.

“One of the most notable aspects of the design is the variety on each floor,” said HOK directors of interior Betsy Graham.

“From p،ne and meeting rooms to break areas, we’ve carved out opportunities that meet employees where they are – creating a responsive, people-first environment that reflects the spirit of their work.”

The company’s current headquarters is located in midtown Omaha, while this tower will be located west of the Gene Leahy Mall at the RiverFront, which recently reopened.

According to the team, a new streetcar line planned for the city prompted the move.

“A modern urban transportation system in the form of the planned streetcar line makes this project possible by providing convenient access to our planned headquarters tower and by allowing us to think creatively about many aspects of the project,” Mutual of Omaha CEO James Blackledge said when the project was announced in 2022.

“We are inspired by the energy in downtown Omaha and recognize the importance of a vi،nt urban core for the city’s future,” he added.

Developed by the Ne،ska-based Lanoha Real Estate Company, construction on the project began last year, with completion estimated for 2026.

Pickard Chilton was founded in 1997 and is based in New Haven, Connecticut.

Other midwest development includes the Legends Tower proposed for Okla،ma City, which if completed will be the tallest skys،er in the world outside Asia and recently unveiled renderings for the world’s tallest m،-timber skys،er in Milwaukee.
